However, in some major cities, the price hikes are much more significant. This is also reflected in the Trivago Hotel Price Index. For example, the average hotel price for a hotel room in San Francisco in June is $287 — a 68.5% year-over-year growth. An average room in New York in June is $393, a 92.1% year-over-year growth. In Chicago, an average room will cost $361, which is a whopping 93.6% year-over-year growth. What’s interesting is there seems to be a vastly different picture overseas, which has seen hotel prices increase — but not by nearly as much. For example, according to the data, an average room in Marrakech in June is $114, just an 8% year-over-year growth. In Vienna, an average room is $128, a 25.6% year-over-year growth. And in Tokyo, an average room is $101, a mere 2.1% year-over-year growth. POLL: How Much Do You Expect To Spend on Travel This Summer? Bloomberg also compiled its own data for what four- and five-star hotels have been costing, on average, in the first five months of 2022 compared with the same period in 2019. It specifically looked at “seven leisure markets that epitomize summer luxury travel,” including Cancun, the Greek Islands, the Amalfi Coast in Italy and Bodrum, Turkey — along with three U.S. markets. Guess what? The price increases were way more substantial in America. In fact, Cancun barely had any increase, the Greek Islands and Amalfi Coast saw around 20% increases and Bodrum’s price change was 32%. In comparison, the data finds during that same time, Nantucket, Massachusetts experienced a 45.66% increase. In the Hamptons, the data shows a 51% increase, as the average price in 2022 is $1,240.17, up from $821.24 in 2019. Finally, in Miami, the average price in 2022 was $369.51, a 55.64% increase from 2019. In Marriott’s luxury portfolio, which includes hotels like JW Marriott, Ritz-Carlton, and St. Regis, those hotels saw nearly a 30% increase in rates in the first quarter of 2022 compared to 2019.”I think as long as we’re delivering on service, which can be challenged in markets where labor is difficult, we continue to see really remarkable pricing,” Capuano said on “Closing Bell” on Monday. He did note that while there was “exceedingly strong rate potential” in places like leisure destinations and coastal destinations, that the “middle of the country, some of the urban markets have not come back as quickly.” Another possible boost to demand could come as the Biden administration has now dropped Covid-19 testing requirements for air travelers from abroad.While other countries like the United Kingdom and Greece have long lifted their requirements, the U.S. still required travelers to present proof of a negative Covid-19 test a day before boarding a U.S.-bound flight, regardless of their vaccination status. In the first quarter of 2022, Priceline found the average daily cost of hotels is up 18% compared with the same time last year. Average flight tickets are up 32%.Brett Keller, CEO of Priceline, attributed the rise in prices to “both inflation and the returning demand for leisure travel.” Right now, the most popular hotel destinations for travelers in 2022 are Las Vegas, Orlando, New York, Chicago, New Orleans and Nashville, according to Priceline.Looking back on 2021, Priceline found the top destinations for travelers were the Western and Southeastern U.S.

So, how much does it cost to build a hotel? Early 2020 saw an all-time high in United States hotel construction. However, the Covid-19 pandemic put a damper on that growth. Hotel rooms in construction went down by 61,000, according to pipeline data from STR. As of December 2021, there were 158,906 hotel rooms in construction in the U.S., down by 19.2% one year earlier. Nonetheless, research analysts expect an increase in new hotel openings in 2022 and 2023. Now could be the right time to invest in a hotel construction project, depending on your situation. How Much Does It Cost to Build a Hotel? When it comes to building a hotel, hard and soft construction costs can vary greatly depending on a number of factors, including city, type of hotel, and more. “There’s a lot of factors that go into the cost of any building in any sector,” said Robert Marsh, Vice President of global construction firm Turner & Townsend and lead of the Hospitality Construction team. “With hospitality in particular, it’s hard to assign a set range given all the parameters: urban center, oceanfront, high rise, low rise, branding, what star level or amenities would be included in the property.” Depending on who you ask and what types of hotels and locations they work in, you may get widely different answers for hotel development costs. Hotel Construction Costs Per Room and Per Square Foot According to Marsh, four- or five-star hotels in cities like New York, Los Angeles, San Francisco, and even Miami or Chicago could range from about $700 to $800 per square foot (PSF). On the other hand, according to Vimal Patel, owner of Q Hotels, operating primarily in Louisiana, pre-pandemic costs for hotels in his area were around $105,000 to $130,00 per room, or around $105 to $125 PSF. Patel added, “Now those costs have gone through the roof. Every day it’s changing.” And of course, budget hotels and motels are a different story altogether. “A 100-room economy hotel/motel will cost around $7,750,000 to build, with a mid-range version costing $22,500,000 and as much as $61 million for a 5-star hotel,” said Reid Hogan, a commercial real estate advisor at LandCashin. “The corresponding average cost per room is $77,500, $225,000, and $610,000. Costs per square foot range from $150 to $475.” Again, depending on location and type of hotel, the costs vary greatly, so it’s important to speak to someone knowledgeable in the location you want to build in and the type of hotel you’re interested in building. Hotel Construction Costs and Factors to Consider Much like the cost of building a multifamily apartment complex, there’s a wide range of costs and factors to consider when building a hotel. Land Costs The first factor to consider is the cost of the land itself, which varies based on location. If you don’t already own a piece of land, then land costs need to be factored into your total budget. Furniture, Fixtures and Equipment (FF&E) Furniture, fixtures, and equipment includes furniture for guest rooms and public spaces, carpeting, bathroom fixtures, kitchen equipment, laundry equipment and more. The FF&E varies depending on the type of hotel you’re building. For instance, a five-star hotel or resort will have much more expensive FF&E than a budget hotel or motel. Hard Costs Hard costs include the brick-and-mortar costs of building a hotel, which can also vary widely depending on location and type of construction. For instance, a smaller hotel in the suburbs that only requires a four-story wood frame will have significantly fewer hard costs than a steel-frame high-rise in an urban location.
